Shellmar Construction was appointed to deliver a full design and build package for the transformation of a commercial building into over 60 high-specification co-working studio spaces.

Internally, the project began with enabling works, including concrete floor preparation and polishing, and fire protection of the existing soffit using a spray-applied concrete coating. The full internal fit-out followed, comprising drylining, M&E installations, bespoke carpentry, and high-quality decorations — all delivered within a strict 16-week timeframe.

Externally, our scope included respraying of existing window frames, masonry cleaning to restore the building façade, and installation of an aluminium shroud detail to enhance the elevation. A key feature of the works was the creation of a new, bespoke main entrance — incorporating an aluminium curtain wall system and automated sliding door to create a modern and professional arrival experience for users of the space.
