Shellmar Construction was appointed to deliver a full Design & Build package for the creation of over 90 bespoke co-working studios within a commercial premises, transforming the building into a dynamic, multi-use working environment.

Internally, we carried out the complete fit-out including drylining, M&E, joinery, and finishes. Externally, the scope included the installation of a new façade cladding system to enhance both aesthetics and building performance.

A key highlight of the project was the formation of a large 30m² structural opening through a 400mm thick reinforced concrete slab to support the installation of a floating shipping container within the building — designed to function as a podcast studio. This complex intervention required precision cutting, temporary structural support, and close collaboration with the design team to ensure the feature was safely suspended and seamlessly integrated into the space.
